Saglemi City: A Presidential Visit Signals a New Era of Affordable Living

When President of the Republic of Ghana, H.E John Dramani Mahama visited the Saglemi Affordable Housing Project, he was not stepping into a forgotten development. He was witnessing the resurrection of one of Ghana’s most ambitious housing visions.

Walking through streets where construction crews are actively at work, the President saw first-hand the transformation of a project that has long symbolised both Ghana’s housing aspirations and its challenges. Today, that story is changing. Saglemi City is once again moving forward, with a clear roadmap, active investment, and a renewed commitment to delivering thousands of homes for Ghanaian families.

A Vision Worth Reviving

Originally conceived under the late President John Evans Atta Mills, the Saglemi project was designed to deliver 5,000 affordable housing units, helping to address the country’s growing housing deficit. What began as a bold national housing initiative, however, was slowed by legal disputes, changes in government, and years of inactivity.

As construction stalled, buildings deteriorated and critical infrastructure was lost to vandalism. Yet the vision endured.

Reflecting on the project’s origins during his visit, President Mahama remarked: “This was a vision that was started by Professor Atta Mills, and I came to continue it.”

Today, that commitment is taking shape through a public-private partnership that places delivery at the forefront. LMI Holdings has been entrusted with leading the redevelopment and completion of the estate, bringing together the expertise, infrastructure capabilities, and long-term investment needed to unlock the project’s full potential. The development plan is both ambitious and practical. The first 700 homes are scheduled for completion by March 2027, while 1,500 homes will be delivered by the end of 2027 as Phase One of the broader masterplan. The remaining 3,500 units will follow in subsequent phases, creating one of the largest residential communities in Ghana.

More Than 5,000 Homes: Building an Entire City

Saglemi City’s vision extends far beyond housing. It is being developed as a fully integrated residential community designed to support modern lifestyles, economic opportunity, and sustainable growth.

At the heart of this vision is infrastructure.

Construction is already underway on the 11,000 cubic metre capacity Dawa Water Treatment Plant, which will provide a reliable supply of clean water to residents through a dedicated distribution network. Underground electrical systems are being installed across the community, replacing the overhead networks commonly seen in many residential areas, while fibre-optic connectivity is being extended to every home to support remote work, digital services, online learning, and modern business activities.

These investments are intended to create a city where families can move in with confidence, knowing that the essential services needed for everyday life have been built from the ground up.

Connectivity is another critical component of the masterplan. Ongoing improvements to the Accra-Aflao transport corridor, together with proposals for a rail connection linking Saglemi City to the Dawa Industrial Zone and Tema, will help position residents within easy reach of major employment and business centres.

For homeowners, this means more than convenience. It means access to opportunity.

Strategically Positioned for Growth

Few residential developments in Ghana can match Saglemi City’s location advantage.

Situated along one of the country’s fastest-growing economic corridors, the development lies within reach of major industrial and logistics hubs, including the rapidly expanding Dawa City industrial enclave and the Tema metropolitan area.

This strategic location places future residents close to thousands of existing and emerging jobs while allowing them to enjoy the benefits of modern community living away from the congestion of the city centre.

The development model itself builds on LMI Holdings’ proven track record. Through projects such as the Tema Free Zones Enclave and Dawa City, the company has demonstrated an ability to combine housing, infrastructure, utilities, and economic activity into thriving long-term ecosystems. Saglemi City represents the next evolution of that approach.

Making Homeownership Possible for More Ghanaians

For many families, affordability remains the defining challenge in the search for a home.

Saglemi City has been designed with that reality in mind.

In partnership with the National Homeownership Fund and selected financial institutions, flexible mortgage and financing solutions are being developed to make homeownership accessible to a broader segment of Ghana’s workforce.

The objective is clear: to reduce barriers to ownership and empower more Ghanaians to move from renting to owning.

By bringing together affordable housing, supportive financing structures, and modern infrastructure, Saglemi City aims to create a pathway to homeownership that is both realistic and sustainable.

A Development Taking Shape Today

What makes Saglemi City’s story particularly compelling is that it is no longer a promise. It is a project under active delivery.

Construction is progressing. Infrastructure is being installed. Homes are taking shape.

For thousands of prospective homeowners, the true success of the project will not be measured by milestones or announcements. It will be measured by the moment they step through the front door of a home they can finally call their own.

During the presidential visit, LMI Holdings CEO Kojo Aduhene underscored that commitment, announcing:

“If anyone wishes to purchase a house now, we are ready to begin the sales process.”

With registration set to open soon, interested buyers now have the opportunity to be among the first residents of a development that promises quality housing, reliable infrastructure, strong connectivity, and long-term value.

Register your interest today and be among the first to secure a home in Ghana’s newest integrated residential community.
